On behalf of the Pebble Creek HOA Board, we want to extend a sincere thank you to the residents who brought the damaged sidewalk sections to our attention. Your watchful eyes and willingness to speak up are exactly what makes Pebble Creek a great community to be part of.

The raised and cracked sidewalk panels represent a genuine trip hazard and potential liability for our neighborhood. We take issues like this seriously, and we moved quickly to address it.

๐Ÿ”จ Update โ€” April 21, 2026: We identified a hole in the culvert beneath the sidewalk as the root cause of the damage โ€” water was flowing through the culvert hole and eroding the soil underneath, which led to the sinking and cracking. The repair crew back-filled with concrete to seal the culvert hole and stop the erosion.

โœ… Update โ€” April 22, 2026: Repair work is complete. The damaged section has been replaced with fresh concrete and the culvert is sealed. The sidewalk is safe to use. Please allow adequate curing time before placing heavy loads on the new section. Thank you to everyone in the community for your patience!

Repair in Progress โ€” Culvert & Erosion

These photos show the exposed culvert hole and soil erosion discovered beneath the sidewalk panels. The crew back-filled with concrete to seal the hole and stabilize the area.

Fresh concrete has been poured and the sidewalk is restored. The culvert is sealed and the erosion issue has been resolved.

โš ๏ธ Important Notice Regarding HOA Responsibility: The damage to this sidewalk section was caused by a drainage culvert located beneath the sidewalk that is owned and maintained by the Pebble Creek HOA. Because the root cause of the damage was HOA infrastructure, the repair cost was appropriately borne by the HOA.

However, homeowners are reminded that normal sidewalk repair and maintenance remains the responsibility of each individual homeowner under Section 6.3(l) of the Pebble Creek Declaration of Restrictive Covenants. If your sidewalk is cracked, raised, or broken due to normal wear, tree roots, or other causes unrelated to HOA infrastructure, you are required to repair it promptly. Project Cost

The total cost for this repair โ€” including culvert backfill, concrete pour, and debris removal โ€” was $2,500.00, funded by the HOA.
